Preparing to Build
Getting past the preparatory stages of subdivision approval is a huge milestone, and one you’ll be relieved to attain. Because now the fun part really starts!
1. Demolition
The first thing to do, if there is a house or any other buildings on the site that need to be demolished, is to arrange demolition. We can’t do this for you because it requires a special licence, but we can put you in touch with partners who’ve done similar jobs to yours in the past. Some demolition companies have long waiting lists, so if you need demolition, we should get onto it early.
2. Site works
First we’ll conduct a comprehensive site analysis and create a site report. This will detail any earthworks or site works issues that need to be dealt with, such as the placement and design of retaining walls.
3. Working drawings
The plans we made prior to the approval process (see our Making plans page), will now get fleshed out and finalised, enabling working drawings to be produced. Behind the scenes, we’ll be planning the construction and ordering all the relevant materials from our sister companies in BGC.
4. Prestart
You’ll meet with your Prestart Consultant in the Stratawise offices, and start making choices. We’ll help you coordinate your floor and window coverings, the paint selections, door, drawer and cupboard handles, light fittings, and more besides. This is your biggest insight yet into what the finished dwellings will look like.
5. Contracts
It’s time to finalise and sign the contracts. See the Contracts & Construction page for more details.
6. Construction
