Let's walk your site...
Everything revolves around the site you’re subdividing. Where it is, how big it is, its aspect, elevation and accessibility will all influence the sort of development you plan.
So one of our first meetings with you will take place on site. We’ll walk it with you, and visualise your plans for ourselves. Together we’ll take a look at the surrounding streetscape and talk about the neighbourhood, to get an understanding of what sort of development will work best.
Then we’ll get to work finding out the important things like:
- The R Code, which will determine how many dwellings can be built on the block.
- Existing services such as water, power and sewage, and the extent of headworks needed to ready the block for building.
- The dimensions and elevation, any easements or encumbrances and other physical aspects of the block that will influence the outcome. Special considerations like the need for retaining walls will become apparent at this time. A professional surveyor will need to be engaged for this, and we’re happy to recommend one.
- Any special requirements the WA Planning Commission, Landgate or the local council may have for redeveloping the site.
- Recent subdivisions in the area – what type they have been, what sort of prices they are attracting, and even what mistakes they might have made, that we can learn from and avoid.

From this site meeting we’ll emerge with a ‘global’ picture of what you’re thinking, what you want to achieve, and how much or how little of our involvement you’ll need.
