Contracts & Construction
When you choose Stratawise (wise choice), all your contracts, administration and finance follow-ups will be handled by the same person.
That means you’ll never have to explain who you are or what you’re doing – your case officer will be as familiar with your development as you are.
Once the contracts are signed and enacted, the building process begins. Each of the milestones outlined below coincides with a progress payment. Your finance provider will be well acquainted with the need for progress payments. Stratawise will generally apply them as follows:
- Earthworks and slab down - we’ll crank up the bulldozers and make the earth move for you. Then we’ll pour the slabs. Depending on the weather, it will take a while for the concrete to set before we can proceed to the next step – so don’t be too concerned if there doesn’t seem to be any activity on site for a little while.
- Plate height - this is the official name given to having the brickwork done up to the ceiling level. Our team of BGC construction workers will lay the bricks and install the door and window frames as they go.
- Roof on - the buildings are now ready for roofing – first the framework, then the tiles or Colorbond steel.
- Lock-up - at this stage, the doors and windows can be installed, and the interior works such as fitting ceilings, rendering walls, painting, shelf, rail and kitchen installation and so on, can take place in a secure environment.
- Inspection - before you take possession of your new dwellings, we’ll conduct a complete inspection of them together, make a note of any last minute changes, and fix them before handover.
- Handover - the day you get the keys. What you do next, sell, dwell, rent or a combination of the three, is entirely up to you!
