Why choose an already subdivided block?
If you’re looking to spend less time on your daily commute and not reside in Perth’s outer lying suburbs, the options are normally limited. Because these suburbs are well established, vacant blocks don’t come up often. This is why buying a block from an existing homeowner that has chosen to subdivide and create a strata block is a great option.
If you’re looking further afield, already subdivided strata blocks are often better value than an undivided block. This makes a building on a strata block an appealing option for first home buyers or people on a budget. There are also benefits to building on a rear strata block, which includes extra privacy, a secluded outlook and less traffic noise.
Most people aren’t aware of how easy it is to find land opportunities within a 15 to 20km radius of the Perth CBD. Helpful terms to know
Here are some terms you’ll probably hear when you’re looking at strata blocks:
Battleaxe – a house behind a house. A division of the existing block, creating a rear property with dedicated driveway access.
Side-by- side – otherwise known as a duplex, this is a lengthwise division allowing for two homes to have street frontage.
Multi-unit – Anything over two homes on a block including a triplex (three homes) or a quadruplex (four homes).
What does buying a strata block involve?
There are more regulations, requirements and approvals regarding vehicular access, courtyard sizes and the inclusion of a store with this type of build. This could be a daunting task if you were to embark on it without any knowledge or guidance.
